Hancock Guest Cottage vacation rental homes are ideally located in central Austin minutes away from Downtown, museums, the Capitol, the Medical Center, the Domain, and the UT campus.

Rental Agreement and Cancellation Policy

This vacation rental contract is a legal agreement between Hancock Guest Cottages (also referred to as the “Homeowners” and “Landlord” and “Property Manger”) and you, the Renters (also referred to as “Tenants” and “Guests”). This contract is entered into agreement as of the date when the Renters place their reservation online and the reservation is screened and accepted by the Homeowner. The Homeowner will notify the Renters by email or written mail when their reservation is accepted.

Policies

1. NO SMOKING. A $500 penalty fee will be charged to your credit card if we find evidence of smoking inside the property.

2. Sorry absolutely NO PETS. A $500 penalty fee will be charged to your credit card if we find evidence of pets inside the property. Should you need to bring your pet we suggest you use our professional pet trainer Kristian Stanley at fabjazz1@yahoo.com.  He charges $20 a day to watch dogs in his kennel plus $10 for each additional dog.

3. Please help us out!  Trash and recycling pick-up is on Thursdays.  Please pull the cans out to the curb on Wednesday evening.

4. Guests will be responsible for paying any damages caused directly or indirectly by themselves or their guests during their stay.  We will charge your credit card for any damaged or missing items.

5. Tenant agrees to use and occupy the leased property at Tenant’s own risk and hereby indemnifies Owner/Operator from all claims from any injury or death of any person or for the loss of or damages to any property of Tenant or Tenant’s agent, guests, or other third parties. 

6. There are no refunds for early departure.

7. Check-in is at 3:00 pm and check-out is 10:00 am. A late check-out is subject to extra rental charges.

8. The Renter must be 25 years of age to book this Vacation Rental.

9. We reserve the right to refuse service to anyone.  We will not be responsible for accidents or injury to guests or for loss of their money, jewelry or valuables of any kind.

10. There is a $25 additional charge per person over 6 guests.  In order to comply with the City of Austin code compliance, no more than 6 unrelated people may live in any residence.

Reservation Cancellations

A $200 cancellation fee will be charged for canceled reservations. Advance payments less the cancellation fee are refunded according to the following schedule:

Cancellation Notice on Rentals:
60 days prior to the date of arrival: 100%
30 days prior to the date of arrival: 75%
Less than 30 days prior to the date of arrival: 0%
